WDI Inspections in Hot Springs
QualityPro-Certified WDI Inspections for Hot Springs Property Transactions
We provide WDI inspections in Hot Springs for buyers, sellers, property owners, and real estate professionals who need clear information before a property transaction. A wood-destroying insect inspection looks for visible evidence of insects that damage wood, including subterranean termites, carpenter ants, powder post beetles, carpenter bees, and old house borers.
A WDI inspection serves a different purpose than a general home inspection. General home inspections commonly address visible plumbing, electrical, and construction conditions, while a WDI inspection focuses on visible insect evidence, visible wood damage, and conditions that may support wood-destroying insects. Family-owned and operated since 1983, we have served Arkansas homeowners and businesses for more than 40 years. Our QualityPro-certified company provides residential and commercial pest control, and our technician education exceeds state requirements.

Signs Your Property May Need a WDI Inspection
Visible clues may warrant an inspection, particularly before a sale or purchase. They don’t establish the condition of concealed or inaccessible areas, but they can point to activity that needs a closer look.
Common clues to watch for:
- Mud Tubes on Foundations: Pencil-sized dirt tunnels on exterior concrete, masonry, or foundation walls can indicate subterranean termite activity between soil and a structure.
- Hollow-Sounding Wood: Wood that sounds hollow when tapped, including baseboards, door frames, or exposed framing, may warrant inspection for visible insect damage.
- Discarded Wings: Small translucent wings near windows, doors, or light fixtures can be associated with termite swarmers or other reproductive insects.
- Coarse Sawdust or Frass: Sawdust-like material near wood can be associated with carpenter ants or wood-boring insects. Frass is the material insects leave behind as they tunnel or feed.
Wood-to-soil contact, damp areas around the foundation, and moisture in crawl spaces may create conditions that support wood-destroying insects. A WDI inspection documents visible and accessible conditions observed at the time of the visit.
What Our WDI Inspection Process Covers
We inspect accessible areas of the property and document observations relevant to wood-destroying insect activity. The scope depends on property access and visible conditions. An inspection doesn’t involve opening walls, moving concealed construction, or stating that hidden activity is absent.
Our inspection includes review of:
- Exterior Areas: Foundation walls, siding, trim, soil grading, visible wood, and areas where wood meets or sits close to soil.
- Interior Areas: Baseboards, door frames, windows, visible wood conditions, and other accessible locations where evidence may be present.
- Accessible Crawl Spaces and Attics: Visible conditions in accessible crawl spaces and attic areas, including moisture-related conditions and insect evidence.
- Findings Documentation: Visible evidence of active or inactive insect activity, visible damage, and inaccessible areas that affect the inspection scope.
We explain what we observed and how to interpret the documentation. Same-day reporting may be available depending on property access, inspection findings, documentation needs, and transaction circumstances.
Why a WDI Inspection Matters Before a Sale or Purchase
A WDI report can help buyers and sellers clarify questions before a real estate closing moves forward. The report doesn’t replace a structural assessment, repair evaluation, plumbing inspection, electrical inspection, or other property review that may be appropriate for the transaction.
Wood-destroying insects can be difficult to identify without training, especially when evidence is limited to mud tubes, exit holes, wings, frass, or damaged visible wood. Our technicians follow internal safety and service standards while examining accessible areas and recording relevant observations.
WDI Inspections & Arkansas Closing Documentation
WDI inspections are often part of the documentation considered during Arkansas property purchases and sales. Whether an inspection is needed can depend on the lender, loan program, purchase agreement, or transaction parties. Cash buyers may not have a lender condition, yet they can still request an inspection before purchase.
Under Arkansas rules, a real estate clearance letter must use the current Wood Destroying Insect Infestation Inspection Report form prescribed by HUD. When a clearance letter is issued, it must be accompanied by a signed contract providing at least one year of coverage. The letter must also clearly describe any areas that were inaccessible for inspection, and a graph or diagram showing the location of any active or inactive infestations or visible damage is required when those conditions are present.
A clearance letter and WDI report document inspection findings. They don’t promise that a closing will occur, that a lender will accept particular documentation, or that the property is free of concealed insect activity. If you have a deadline or a lender request, tell us when you contact our team so we can discuss the property access and documentation questions involved.

How Construction, Appraisals, & Foundations Affect WDI Inspections
New construction doesn’t automatically rule out conditions related to wood-destroying insects. Accessible wood, entry points, moisture conditions, and visible evidence can still be evaluated as part of a WDI inspection.
A standard appraisal isn’t a dedicated wood-destroying insect inspection. It evaluates value and property condition for the appraisal assignment, while a WDI inspection addresses visible evidence of insects that damage wood.
A concrete slab foundation doesn’t remove the need to inspect accessible wood, visible entry points, moisture conditions, or insect evidence. The inspection scope is based on the property’s visible and accessible areas.
Seasonal Conditions Affect Wood-Destroying Insect Activity
Hot Springs has a humid, wooded setting that can create conditions relevant to wood-destroying insects. Warm weather, moisture around a structure, and damp crawl spaces can support activity. Seasonal changes may make certain signs easier to notice, though the absence of visible activity doesn’t prove a property has no wood-destroying insects.
If a purchase agreement, lender request, or scheduled real estate closing affects your timing, schedule the inspection with enough time to address property access and reporting questions.
